Once you buy your home its fee simple deed. Means you own it lock, stock and barrel. Therefore you can do what you wish to do and have no one to answer to. No landlords, no check up as long as you maintain local rules and ordinances.

List it or put a FSBO sign out front. Nothing you can do about neighboring properties unless they are in code violations as this is a free country and people have a right to live how they feel or can afford. I ran into the same thing in NJ. I had a 3 story granite Victorian with 13 rooms and 4 fireplaces built in the 1880's and years later all smaller homes were built next to me going up the hill. I could not sell, and wound up turning it back to the bank and doing a bankruptcy. ... more

Normally, I would plug an agent I work with but I will give you the honest truth out there right now.....the market is so hot and like you said so many offers, if you see a house you like, go directly to the listing agent to represent you. That way, they have motive to take your offer because they are making twice the commission. Surely, this will work and save time and struggle.

.....don't forget me for financing though. I am a lender for premier agents in Oakland!

Havenscourt is a beautiful and up and coming neighborhood adjacent to Maxwell Park and Millsmont. The diversity here is fantastic, and everyday improvements are being made such as trees being planted, schools improving in API, and like minded individuals moving in to bring about positive change to this area of Oakland. Seek out an agent who specializes in the purchase of distressed properties. This type of transaction can be quite difficult. Ask questions of that agent. Make sure they thoroughly understand the the mechanics and nuances of buying foreclosed homes from trustees. And familiarize yourself with the statutory parameters which affect a homeowner on the "front end" of such a dilemma. This will be quite helpful if you seek to purchase.
