Garden Oaks is a wonderful neighborhood and you do have a great selection of new homes to choose from, should you decide to sell your home and buy new - it would be a lot easier for your family to stay in your current home until your new home is finished and move in ready,

Some builders I know will work with you on a contingency to sell your current home. Should you choose one of the home builder's existing plans you will get a beautiful and well thought out floor plan without the worry or huge amount of time and effort it takes to work with an architect to come up with a plan from scratch. You could choose one of the many new homes already under construction in your neighborhood or select a plan and an available lot and the builder will build the home for you. The home builder you choose may even want to purchase your home so that they can build on your lot at a later date.

I would be happy to discuss your options further an to connect you to some of the builders that I know who are currently building in Garden Oaks.

Hi! Looking at the complex you've chosen it is actually in either the Mangum Manor or Mangum Plaza neighborhood, not Oak Forest. I would highly recommend you contact the Houston Police for their most current crime statistics for the area and that complex specifically. It may help to add this is part of police beat "3B10". That will let them know what exact patrol this is part of to further narrow down the crime rates for you. I have included a link to the website with statistics for that area below.

One other piece of advice would be to speak to your potential neighbors. They will be the one of the best possible sources of information to give you an insider's view of living there.

I was born and raised there and my answer is YES. I always promised folks I could get them in for $139000 at the lowest in Oak Forest. Those numbers are rising rapidly. It still surprises me that there are still great deals, even now to get in there.New mini-mansions are going up daily it seems.
I eat with my parents there weekly, and am amazed each week I drive the streets and see all new for that week.

Hi. The good news is that it is rising just about every day. I was raised on Kinley Ln. where my parents reside. I eat dinner with them there every Tuesday evening. It seems each week there is a new mini-mansion going up for $800,000ish. The house I sold next door was knocked down last week for a gorgeous new build. I an VERY familiar with the area and would love to help you.

Dont know what they are doing or how to get it done. 2. Just a side note: If it were a scam, you'd be able to get through to the scammer easily. That's how they make their money--by dangling a great deal out there, then collecting the money from the suckers. The last thing a scammer would do would be to make it difficult or impossible to contact him/her.

Al is correct that Texas (unlike the other 49 states) has laws in place that effectively prohibit lease-options. However, I disagree with him that they're so one-sided. Still, that's a moot point since you aren't going to be able to structure a deal the way you'd really like.

I do agree with his suggestion to keep renting while you're working on the credit scores and saving up the money for a downpayment.
