Hello,

I just looked at the MLS listing and read the remarks and description and no where could I find a reference to a dock. The remarks do say "lake view & access" and states "Lake privileges - Swim Association".

So it sounds like you have swimming access to the lake for sure. Also, if you click on the Trulia link and go to the map of the property and click on satellite, you can clearly see a dock across the street from this home. But to say that it belongs to this home for sure is unknown.

I received your request for information on this home. The home at 44747 MANSFIELD DR. was listed and taken off the market after attempting a short sale. If you'd like I can monitor the status and send you an email when and if it comes back on the market. The sheriffs sale was on 03/06/2012 so it will be a month maybe until it comes bak as a bank owned. Let me know and I'd be happy to assist you.

I checked our MLS on these homes. These where built back in 2009. I do not see anything currently listed on the market in this neighborhood. It is possible that the builder went out of business or is not listing them on the MLS. the marke. I showed a few home there a year ago. There are a lot of vacant lots and the homes I did show were bank owed and one owner occupied.

It is important to check with the Listing Agent of the Short Sale property to get the specifics of any and all delinquencies on the property. If they are unable to tell you that information it may be wise to pay for your own title search for such evidence. I have seen short sale purchase prices increase from the list price in order for the bank/banks to cover back owed taxes and or other liens. In most cases the bank or banks authorizing the short sale figure back owed taxes in their closing figures, but it is always wise to check and double check with the municipality where the property is located to be sure all such property tax liens and or other are accounted for by Seller/Bank prior to closing so that YOU as Buyer do not get assessed such after closing. ... more
