You should not waste any more money on fee etc on agencies. Just pay your bills on time, and score will improve in 3-6 months. Meantime, you can talk to selective 1 or lenders, don't submit appl. to more than 3, they will mark entry in your file and more queries means, further impact on your score. If you have 20% or at least 5% down payment then there are govt programs of funding, those would be helpful to you.

Search yourself the right house on these property listing websites, and contact seller, it will save your money.

I am surprised to see that people don't spend their own time and just wait for agent to do everything for them. If people search themself and contact seller, then they can negotiate better and buy the house faster. Agent would have multiple houses in list and it is not possible for them to respond quickly and do the right follow up. they are first concerned to their service fee :-) and it is okay because they are working for it. So Buyer or Seller should spend their own time too on search, contact the listed properties directly. If they do not have any agent in between then Buyer can save 3% - 5% of the purchase price too,

Note - All agent service fee goes out form buyer's pocket... even if buyer is thinking that seller pays the commission. Total payout comes from the Buyer.

The state of Michigan now requires we keep all records of your transaction for 7 years. Any time I meet with anyone I have to explain how agency works and you have to sign a document stating I explained this to you. We also have to keep this form for 7 years. The cost of complying with this is obviously enormous for companies that do a high volume of real estate transactions. And of course we have to keep these records if the house we sell is $5000 or $500,000. Any client is informed of the fee in writing in any agency agreement whether it's for buyers or sellers and it's not negotiable. I'd be much more concerned about an agency that has no way of complying with these rules or is willing to play games with the fee. ... more

While it is impossible to know how many new listings will be coming on the market or if any will be under $200,000, I can certainly say there will be more listings coming soon. The start of spring always brings a lot of new listings. But also with that you are going to find more buyers i.e. competition for those listings.

Last summer there was more demand than supply and that caused bidding wars in a lot of areas including Novi.

My advice is that if you find a house that meets your needs, including price, go ahead and make an offer. You can play the what if game until the cows come home but when you do that you might just let a good opportunity pass you by. Just make a decision and commit to it. Don't talk yourself out of buying a great home because you're scared a better deal might come along later and you'll have buyer's remorse later on. Because in my experience when you do that, there is just as likely a chance that you pass up the best deal and wind up kicking yourself for not taking the opportunity when it was right in front of your nose!
