Not this home in Novato! This is what it looks like, a mobile home. I think I know why this is not categorized correctly and it has to do with how it is entered on our mulitple listing service and the categories that Trulia has. There is a good chance that Turlia does not list mobile homes on their sight and therefore it may have been put under floating home by default. Or the agent accidentally checked the wrong box. When checking the boxes on our MLS , you do have to check mobile homes first and then a second choice will pop up for floating homes.
Floating homes and mobile homes do have a few things in common. One they are not considered real property they are considered "chattel" because you do not own the land they sit on. Also, you can not get a conventional loan like you would for a home. No 30 year fixes.
I can see why you were confused. Floating homes for the most part sit in water, with the exception of some when the tide is low, the house will set in mud for a bit!

From looking at the outside of your home it appears that the price range would be from $480,000 to $520,000. There are a few apartment complexes in Novato. Can't claim that I know them all as I mostly do sales not rentals other than helping my clients rent out their investment properties.

However, I like the one next to 7th street and Grant Avenue (Marion Park); a couple along South Novato Blvd north of Delong and one on DeLong. - (Walnut Grove, Wyndover)/ There are also a few Rotary club sponsored Senior housing apartments.

There are also a few along Novato Creek.

However, you might be able to find quite a few condo / Townhome rentals by individual owners. That might be the alternatives.

Realtors also know a few properties on MLS (but to be honest, not as many as Craigslist) and a few good property management companies that might have the rentals.

Yes, Craigslist is a great place for rentals.

Unfortunately, Novato is feeling the effect of the market softening during the past few months - since the start of the lending problems - this is especially true for condos and town homes. Due to the lower cost in getting into some of the condos and town homes, a lot of recent homeowners took the advantage of the creative lending practice, and are not unable to sustain the rate increase.

Fortunately, Novato is still part of Marin and is still very attractive location, our downturn is softer than others. This has become a great place to find bargains (o.k. relative to Marin county) and investment opportunities.

Depending on the location ,pricing and condition of a home, houses can expect to be on the market for 3 to 6 months, but some still goes quickly and still receive multiple offers, although not often.

I think this is a great time to come in, look at the market and get a great bargain for a good homes in excellent location for a wonderful long term investment!
