Is this for the purchase of your home? If you want more direct, personal service I would suggest going with a mortgage broker. Make sure to shop around within 1-2 weeks when looking for lender. Ask if they can give you their fall out rate of contracts in their office. They probably won't want share or won't know off hand but it's good to at least put it out there. ... more

Hello BERNFORJUSTICE, if you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

The purchase in Novato start from 249k for 2bd 1ba condo which is as low as $1,250 down payment with a minimum 580 fico score.

You will need to be pre-approved if you decide to buy to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Here are some links to study as well as web reference links to many loan program pages offered...

Checked out homes in Novato, Active, Pending and Sold within the last 6 months and listed between $900K and $1,100K.

The average days on market (DOM) for properties sold within the last six months is 87 days. Average DOM for active listings are 53 days and average DOM for pending sales are 137 days.

Typically, an appraiser won't use sold comps that are older than 6 months unless there has been no comparable properties that have been sold within that time period. If they use older comps, it is more for historical reference Nd they must give an explanation. A local, full time Realtor who is experiment & knowledgeable is your best resource. FEMA recently updated their flood maps. I lived in Novato in the early 80's when there was significant issues in localized areas. Much work was done and virtually all of Novato has been flood free to homes. That said FEMA does not update as often and you still might need flood insurance in certain areas. ... more

I'm open to purchasing in Petaluma however, not sure if I would even qualify without money down. (I'm guessing not) I make almost 70k. and have good credit.

i think it is possible to find a small house in a nice neighborhood in Marin county for under $400K, but it will certainly take some time and patience to do so. Competition will be tough but most people want/need at least a 3 bedroom, so being open to 2 bedrooms helps (but there are also fewer homes that are two bedrooms).

The farther north you are from the city (San Francisco), the less expensive homes are. This will translate to Novato in Marin county as it is the north most town in Marin. We have some homes that fit the criteria but you have to be vigil in searching and be very on top of things in order to get the house. You will also want to be open to look at short sales and foreclosures but some homeowners are realistic about market condition and will list their homes very competitively.

We also have some very nice condo complexes with relatively low HOA fees that you might want to take a look. I have clients who rather buy condos than homes, there are certain advantage of doing so.

Petaluma, Rohnert Park are both cheaper than Novato. However, if your husband might work in the city, than Novato might be the farthest North you want to look at.

Recently I completed a transaction at 12 Burdell Court in Novato. The bank preferred us to use their lender of choice but the buyer used his own lender. It is not required!

You can go to the County (in San Rafael) or you can search their Website. Besides Hamilton, you will also find a Mello Roos tax in Pointe Marin.
