In order to qulaify for the tax credit you need to be in contract by April 30, 2010 and close by the end of June 2010--was the property priced on target to reflect any needed repairs--and are you aware of recently sold similar properties in the immediate area and if so what does the data suggest as to a fair offer--you can try to renegotiate with the seller and see where it leads--since you stated that you don't have an agent--consider contacting an attorney who specializes in real estate for all related paperwork, etc.,--he/she will be your best source of advice. ... more
