If you use the "friends" company to buy it and lease it to you with an option to buy, you will be paying at least 3% more than the market value of the house (the transaction fee), and if you elect to not exercise the option and not buy it, the 5% down payment which may be $15,000 or $20,000 or more is forfeited. It's non refundable option money. Get a local competent real estate agent who can determine what you need and can afford, get pre-approved by a lender, and buy what you can afford at today's very low rates whether it is a conventional purchase, if you have the down payment or an FHA, if you don't have sufficient down. One thing you can do is run multiple internet estimates. For example: Trulia, Zillow, Eppraisal, and any Core Logic product. These combined should give you a more solid range as to where a proper appraisal may come in at. ... more
