In this market, some buyers prefer to offer 1st, ask questions later. Get it secured first then deal with any questions, diligence etc. You can even make an offer contingent on looking at the home to get your foot in the door. We are in an extreme seller's market/lack of inventory/high demand/increasing prices unfortunately.
I am still finding homes at 2010-2011 price points however, my clients prefer to avoid the chaos of multiple offers with most properties these days in the retail market/herd. I know of a few in that area as well which are for sale and not on the open market.
