As a rule of thumb you may not want to start looking until about 90 days before your preferred move-in date. You can certainly start looking at properties now to get a feel for what you are looking for, but odds are none of them will be available when you are ready to move.

You need to check your mortgage, FHA and HUD have requirements that you must live in the house for a certatin amount of time. Call you lender and make sure you can rent.

Yes provided that the client has a good FICO scores. Again most of the Landlord
they do not like Section 8 because the do come to your property for inspections
in order for them to qualify for rent. One thing to do is screen the prospective client
before you accept or else you got a bad client later on that will be problems.
