While all real estate agents licensed here *can* do business throughout the entire state, almost all stay local. Personally, I will not transact business in an area we are completely unfamiliar with, especially one that is not part of our local MLS.

Since there is no longer an HOA, there should be a recorded declaration to show this. It will be necessary for you to provided a copy of the recorded declaration for review. I suggest perhaps checking with a neighbor to see if they know more- or possibly contacting the department of records: 215-686-2260 to see if you can find it there.

Ultimately, if the declaration states you can have your own liability insurance, we could proceed. If the declaration states you must have a separate liability policy for the common areas, we would need you to provide this policy and it needs to comply with our guidelines to refinance your loan.

Hi,

You don't necessarily need to have established credit as long as you don't have bad credit. If you have a 0 FICO score, that means you've always pretty much been a cash customer. That is much better than having a low score with negative trade lines (collections, late payments, defaults, etc..)reporting on your credit report.

Provided you have good Landlord and Employment references and appropriate verifiable income to show you can afford the monthly rent and bills, most Landlords will try to work with you.

You will always need to have first month rent, last month rent in advance and one month security deposit. So you need to have 3 Xs the monthly rent available to pay at the lease signing.
