Hi, If you are secure in you jobs, it makes total sense to purchase something. In this market, you can get much more house for the money than you could a few years ago. I always recommend to my clients that they do not purchase at the high end of their budget--you certainly don't want to be house poor. Your main consideration should be finding a location you love; with effort, any house can be turned into a "dream home", but the location can't be changed. "decent" is a relative term. $350 is a lower price for Northbrook but still possible. As you get away from Chicago (North and West) the land is cheaper with more supply and therefore the prices are cheaper. You may want to extend your search a bit and compare. Highland Park, Deerfield, Lincolnshire, Buffalo Grove, Vernon Hills....all with award winning schools and tollway spur access to 41, makes these communities only a couple of minutes further out than Northbrook.

Be patient.. Expect the worst and hope for the best. When trying to purchase a short sale, you will find out that the lender is no hurry to reply to yours or any other offers on the table. And when they do don't be alarmed by their response.

The unfortunate reality behind short sales is they (the lender) wants to see this default off their books as effectively as possible. It may not necessarily mean the highest bidder.

If for any reason your offer is declined do not get discouraged as it is happening everywhere.

There is a small section in Northbrook that is in the New Trier School District. This fact is often unknown or overlooked, but it is critical to resale value. You get the best of both worlds: relatively low property taxes and living in one of the nation's top school districts.

In my mind, when someone says they live in East Northbrook it means they live in that special section in Northbrook that is in the New Trier School District.

My friend and neighbor is a subsitute in many of the districts around the Northbrook and Glenview area for NSSED. She can give you on overview of the district resources too. I just saw your post and wanted to let you know that the market in the greenbriar school district is super hot right now. If you are seriously considering buying in that area, you may want to connect with an agent soon. For example, agents have what is called 'pocket listings' these are homes that will be coming on the market within the next week or so.

By working with an agent. He or she can let you know about the pockets before they hit the mls.

I only sell homes in northbrook, and I grew up here. So I have a strong understaning of the town, street by street. if you are looking for more information about northbrook, I'd be happy to talk to you. Good luck with your search!

Until all contingencies are met: attorney review, inspection, mortgage, etc., a property can continue to be shown unless the owner does not want further showings. It' s to a seller's advantage to continue to show the property in case the original deal falls through, which happens a little more often now than in the days of stronger markets. There's another unit in that complex that is temporarily off the market right now. I'd be glad to show it to you when it becomes available again.

In the mean time, there are 3 other condo units In Northbrook that are newer or recently remodeled that have 2 bedrooms and at least 2 bathrooms in the $200-250,000 range. Let me know if you'd like me to send you those listings.

Provided that your attorney handled the contract proceedings correctly (I am assuming that you used an attorney for the purchase contract) and your Realtor properly conveyed your intent, sure does seem like you are owed your money.

Obviously, no one wants to end up in a lawsuit, but it is your hard-earned money. Possibly a demand-letter is in order to let this property owner how serious you are about receiving your money back. If you don't have an attorney with strong litigation experience in real estate contracts, you may want to consider that now. A little money spent with them could save you a protracted court battle to get your money back.

For cash buyers, it may be a quickly as 3 weeks to close on a bank owned property. For mortgage buyers, it could be 6 or 7 weeks. The whole process is a little different from a regular sale. For instance, buyer has to accept the property in "as is" condition with no disclosures. ... more
