The credit report pulled for the mortgage is usually good for 90-120 days. As long as you lender doesn not need to pull a new report your qualifying scores should remain the same. I would certainly pay off any outstanding new debts so that if there are any questions asked you have already solved the problem.
Ask your loan officer for the date of your initial credit report and what day it is set to expire. As long as you close by then you should be fine.

I would talk directly to your loan officer and discuss this question. Most mortgages that I see take around 30-45 to complete. However, every deal is different. I would try to keep everyone in the loop on whats happening including the seller. I agree you don't want to drop it on them last minute. ... more
