It's all about your comfort level...if you have funds to spend to have an attorney present when the terms of the contract have already been negotiated, then go for it!

In Arizona where I practice Real Estate, we are trained in Contract Law specific only to Real Estate transactions. It may be similar in your state. What does your agent say? ... more

With a quick search I found there is plenty available for rent in the Wissahickon school district. Many townhomes, a few singles and one twin. Lowest rent $1,325, going all the way up to $4,000 per month.

I have shown many homes right off of Hartman Road over the years and have seen some sever cracking in the basement foundations in the neighborhood adjacent to the Quarry. A half a mile away from where they blast, I haven't seen any unusual problems or any trouble getting my listings sold due to any noise or shaking. I hope that helps. Hi Cindy: The most and easiest route would be to take the Septa Regional Rail Line station in North Wales. Otherwise you can take the NE Extension to 76E.

The prices of Terrace of Montgomery within the last year have dipped as low as $183,000 for a Bank Owned Property but have also sold for as high as $315,000. The owners of the properties have always known that the new 202 Parkway would be built. There was always the question of what the impact would be. Now that that portion the Parkway is built, we are looking on some positive attributes such as the bike trail. Hopefully, once 202 is completed there will be easy accessibilty to Doylestown for the residences of the Terrace of Montgomery. Time will tell as to the impact of the 202 Parkway.

I am working with a couple currently that have an Agreement of Sale in on a place in Lower Gynedd that is bank owned. It's approx. 2700 sq ft, 4 yrs. old and the asking price is only in the low $300k's. Bank owned properties can be a good route to go or Short Sales.'

Good Afternoon Nancy,

As stated below sheriff sales are not for someone who does not have experience. The largest problem is finding out if there are liens against the house. Not just from the mortgage company that is foreclosing or the taxes but other liens that are not included in the sale including the mechanics liens. Also remember you are buying as is site unseen (usually). There may also be people who are still living there and as the purchaser you are the one responsible for evicting them and that could take several months especially in the cold winter months. Just a few things to think about. In an actual foreclosure where the home is already foreclosed on you have more control as the buyer with these issues. Any questions feel free to contact me.
