Excellent advise by Realtor Mike. NEVER EVER do a lease to own or rent to buy unless you pay a few hundred dollars to an attorney to review the contract and also verify the owner actually doesn't owe more than you are buying it for!

Otherwise you will pay "above market" rental prices and possibly not ever get to actually own the house and it could even get foreclosed and you lose everything you've invested in repairs/improvements, too.

So if you need assistance with getting a mortgage, talk with an experienced lender and they can help you get a mortgage or get you on the right path to get a mortgage in the future.

Remember that with a Short Sale, the listing price is pure fiction until/if the lender allows it to sell at the listing price. It may not be possible to buy this for even tens of thousands "above" the list price.

It was listed for one day so as Realtor Tom suggests you need to make your offer the first day any property comes out on the market. The exception to this rule is on HUD Foreclosures because they will allow 10 days for everyone to get a chance to see a property and then submit their offer in the blind auction.
