Hard money loans can be an excellent way to secure a home if the buyer currently has poor credit or issues on their record preventing them from obtaining a bank loan. Hard money loans are only short term financing tools that give the buyer time to repair credit or wait until they can qualify for a conventional loan again.

Stay away, unless you like giving your money away to crooks. There are legitimate homes for rent on, just not very many.

You are better off contacting established property management companies and real estate agents that sell homes in the area. Sometimes they are aware of opportunities before they hit the open market. ... more

The obvious advantage of purchasing a moderately priced mobile home is that this form of housing is one of the most affordable options out there that helps people beat throwing their money away on a rental.

Also paying cash will eliminate a mortgage payment and will allow you to save faster for an upgraded home in the future.

The mobile home option is also a great way for "first time buyers" to get their foot in the door of home ownership.

You really should start with the park manager of the park/communities you are interested in. You will have to fill out an application and be approved by them before you even make an offer on a manufactured home in a rent/lease park/community.

Be wary of any manufactured home built before June 15, 1976 as they are "PRE HUD" homes and will be very difficult if not impossible to finance. Additionally many if not most PRE HUD homes were built using caustic and carcinogenic chemicals i.e. formaldehyde and asbestos.

But before you purchase any manufactured home you should have the home inspected by an experienced manufactured home inspector and not just any home inspector.Make sure the home is level and that the pier and pad assemblies are in good shape.

Be sure the vapor barrier and insulation are in tact and not ripped, torn or lying on the ground. Have the inspector look for drainage issues i.e. standing water, soil erosion, expansive (clay soil), rusted and deteriorating piers and dry rotted or decomposing wood pads supporting the piers.

Most importantly make sure the home has an approved set of Earthquake Resistant Bracing (ERBS) installed under it as much of California is in a Zone 4 seismic area:

No one can know for certain how the stadium will affect the surrounding neighbors. We DO know, that it will affect the neighborhoods, but as to increasing property values, I'm dubious. A similar statement was made about Shoreline, and, in reality, the opposite has actually occurred. While people support the teams and like the idea of a "stadium" within close proximity to the home, most eschew the idea of a stadium, noise, games, traffic, congestion, litter, people and lighting so close to the home. We call this the "NIMBY" (Not In My Back Yard) syndrome in which home owners want the benefits, but not the associated environment with such a venue.

As for infrastructure, the City has not, in my mind, adequately addressed the problem the will accompany the parking and noise. I have read the CEQA report in which the environmental experts do feel that there will not be noticeable environmental impact, but one only has to attend an evening of fireworks at Great America or be at a crowded conference in the area to know that the surface streets and lights are not yet prepared for an influx of 20-40,000 additional vehicles. I'm sure it will be addressed over time, but there will undoubtedly be growing pains, and I'm glad I'm way over here in Sunnyvale so that I won't personally be impacted by the stadium when it does arrive.

So right, the area is not prepared for the stadium or the impact associated with the stadium activities. However, when the stadium is fully operational, given the information noted with the plans, I have no doubt that the situation will not be ideal, but will certainly be manageable.

North San Jose is a great place, great time to buy, there are some excellent
Buys out there.

The valley has always found a new way to reinvent itself out of every recession, bigger and stronger.
Also companies in silicon valley are doing just fine, look at the stock on the companies with
Buildings close to North San Jose, they are all on the up.

Just checked with Diana Mc Innis, manager at Cal Land title here in Marin, (415) 482-1210. She said that they do double escrow at Cal Land Title.

And she is good in that she will not allow anything goes through if it seems fishy.
