Actually, based strictly on the pictures, your house is saying something to the buyers. You have storage in all the bedrooms which means, "inadequate storage space". Shelves full of toys, busy walls, packed closets, lots of stuff all "say" something to the buyers. Several of the rooms look great, but others are just too full. I don't know if the house shows better than the pictures, or the pictures show better than reality, but that's what I see.
All 2000 square foot homes are not created equal, some live "bigger" than others. Some are over stuffed worse than yours and others are more sparsely furnished.
Based on recent sales and pending properties since you've been on the market, what have buyer's chosen over yours? What does that tell you that you need to do to get the next buyer.

City taxes are completely controlled by the cities mayor and the residents living in the community. The city puts specific voting issues on the city ballots and if they are passed by the registered voters the taxes may increase or decrease....depending on the issue. ... more

If you are interested in buying property in a development that has an HOA, your Buyer's Agent will find our what the HOA covers. How long ago was the BK and foreclosure? and what type of loan was it? There are many factors that go into it. I would be more than happy to talk to you about it. I am a local mortgage banker who lives in north ridgeville and works in westlake and grew up in lakewood. I would be honored to work with another clevelandborn :). As much as I hate to say it down payment helps but is not the main deciding factor.

Sorry Tammi, but taxes are higher in North Olmsted than Westlake and most of Lorain County. That can be an indication of better schools. It seems the older fully grown cities are having that problem. Money is needed for the infrastructure, repairs, rebuilding and schools. Growing cities like Avon and Solon have high taxes, but have more to offer the residents. In OH, owners are required to fill out & sign a thorough, 4 page property disclosure.

However, in the area where you & I live, we have foreclosed homes owned by banks. The banks sell their homes "as is, where is." My guess is that you were looking at a bank owned home.

I suggest that you use the services of a Buyer's Agent. A Buyer's Agent will represent your interests, but his/her commission is paid by the Seller.

When you find a home you want to buy, make sure your Buyer's Agent includes an inspection contingency. You'll be able to hire an inspector for the home (including the lot); radon & pests. I have an inspector located in the area you & I live in who, does mold remediation, if mold is found by him. When I am acting as a Buyer's Agent, I always recommend his company. If you would like his contact info please call me.

Don't be discouraged by the one house you saw. There are good homes in North Ridgeville with some great prices.
