Title insurance is very necessary. A person cannot legally sell you a home without settling all debts and liens against said property. You have no way to verify what debts have to be settled if you don't have a title search done.

The justification is that you might not really own a property you think you just bought if it doesn't have a clear title at the time of transfer.

You can check with the Consumer Websites, but those are not going to give you an accurate depiction of a Lender's credit score. The reason is simple. Lenders, Retailers, and Auto Finance Companies all have different Scoring Models. I have people call me and say they bought a car a month ago and were told they had a score in the 700s, yet when I pulled the credit, their scores were in the low 600s. We lenders have to use a model that puts more weight on revolving accounts than installment accounts. So heed my warning, if you want the highest score possible when applying for a mortgage, pay down as many if not all your credit cards to between 10-30% utilization. People make the decision to pay their cards down to $0, but that's not good unless you plan on keeping them at $0 for at least 90 days. Assuming your property is currently for sale, your agent can update that information for you. If they don't already have a Trulia account, it is free and easy to sign up. Trulia feeds from MLS (and other sites) which only allow very short descriptions. But with that membership, you can update the remarks and listing information to make it much more detailed.

If your home is not for sale at this time, the information on Trulia cannot be changed.

If you are referring to communities like King Farm, Fallsgrove and the Kentlands, these communities have always been the preferred neighborhoods. The owners like to be able to walk to shopping and restaurants, as well as, knowing their kids can safely walk there as well and still be within the community.

The main streets of the commercial area will have the higher traffic than the actual neighborhood streets. The additonal amenities that the commerical aspect brings to the community adds a small premium to the price of the residential homes. Unfortunately, in these communities the homes are packed so tightly on small lots, some buyers do not like to be so close to other homes. Other buyers like the "green" angle that they do not have to get in their cars to go to the store or restaurant, they can walk or ride a bike.

Overall, these communites are desireable to a large group of buyers and like the rest of the country, were hit by the recession as well.

Yes, Winchester Homes will be having their Cabin Branch sale office open in Clarksburg around mid-March to late April with deliveries beginning as early as mid-fall. They will have THs, SFHs and possbly condos. They will have some of the same models as their Poplar community in Wheaton but wll not have the Dorchester as it is too wide to fit any of their lots.
