Sorry, I know of no such list. You'll have to ask for a copy of the deed restrictions for each community you are looking at. You will have better luck with older deed restricted communities as they tend to have less restrictive rules. ... more

The HOA fee of $777 is quarterly and includes ground maintenance and cable. Buyer must pay a one time capital contribution fee of 1/4 of the annual HOA dues. Buyer must also join the country club. There are different packages to choose from. So, the $777 fee does not cover everything. You will pay much for the other required fees. The community is Heron Creek.

Holiday Park is a 55+ community. The maintenance fee is $1,212 per year. The HOA fee is $3.00 per year. Only some areas allow pets. You have to look at each listing to see if it is in the pet area. They only allow small pets. Their web site has a map with the areas that allow pets. It also has the deed restrictions and other information on the community. Your best answer is going to be from a realtor that can work with you and once you've identified a property the will do a comparable analysis on that particular property. The one thing that you can count on in real estate is that it is a very fluid business changing consistently. So much depends on the property itself, the motivation of the seller and the type of seller whether it be a foreclosure, short sale or regular sale.

Cypress Falls at the Woodlands is an upscale, resort, gated 55+ community located in North Port, FL which is in southern Sarasota County. It is just off of the Gulf coast and is close to Charlotte Harbor and has easy access to I-75 from Toledo Blade Blvd. North Port has been growing for several years and there are shopping, grocery, golf, medical facilities, fishing, beaches, dining, and more within a short driving distance.

Cypress Falls offers social, leisure, and recreational activities for the active baby boomer. The 16,000 square foot clubhouse has a state-of-the-art fitness center, two swimming pools, whirlpool, billiards, card room, Internet café, arts and crafts room, grand ballroom, putting green, yoga room, bocce ball, and tennis. This home is located in the gated, golf community of Bobcat Trail in North Port. The taxes are so high because the community has a Community District Development (CDD) fee of $1622.00 per year which is added into the taxes making the total of $5,001.00 for this home for 2012. Keep in mind that after a property is purchased the home is re-assessed. What the current owner is paying is not necessarily what you would pay. It could go up or down. The current owner does have a homestead exemption.

There is no AE zoning code in North Port. If you are looking for AG (agricultural), there are many homes in North Port Estates that are zoned AG. I currently have a home listed in that area that also allows horses.

At first glance based on the property appraisers website, and google streetview, I would say that Tammy has the general price range spot on.

As far as if it is a good time to sell, you have to realize you are asking Real Estate agents! Of course we are going to want your business and say it is a good time to sell! Seriously though, yes it is a good time. We are seeing a lower inventory level now, than we have seen in years. Buyers are saying that they wished they would have bought last year, because with the benefit of hindsight, we can see last year was the bottom.

Florida has ups and downs in market prices. Hurricanes floods Tornadoes. I wouldn't worry about grow houses. You can find those anywhere. The days of the easy automotive commute are grinding to an end. Urban sprawl is over. No one really wants to be a snowbird anymore or can afford to. Developers came and worked the land and built canals so housing could be built. Now legislation stopped the canal building over epa regulations. Fertilizer companies striped soil and polluted the fresh water. It was big money to create developments. There are hundreds of square miles of developed land that never ever had housing on it. North Port was on high ground so it was easily turned into a development, but people want to be by the water or at least have access to it. Get a high suspension vehicle and enjoy the quiet. Oh my there could be a million reasons why a price is different from one home to another, does the seller need a certain amount to pay of his / her mortgage, was it an expensive or not so expensive construction, especially lovely area and well maintained grounds etc. etc.

This particular home I would be a little careful at this price this home supposedly was built in 2007
and was never occupied!!!! and obviously the pool never used ....

The exact location of a certain home within a town or district can also make a difference in pricing.

I strongly suggest to you to work with a local Realtor, your own personal buyers Agent, who will work
on your behalf and in your best interest.... Buyers agents are usually free to buyers, if you are buying a property listed by a real estate brokerage on the multiple listing service, as the buyers agent will be paid at the closing by the seller's side. What is required from you to be 100 % loyal and committed to this ONE Realtor, so that he or she can be fully committed to YOU.
