Are you listing it through a rental agency or a real estate company? If so, then they need to put in on for you.

Have your parents go to the office at La Casa. The real estate people could look at their house and give them an idea on what they should list for. The homes have been selling very well. Of course it would depend on the condition of the house. They would also have to be practicle and realize the prices are much lower now than they were 6 years ago.
Good luck.

For future reference.....

I am a licensed Residential Builder and licensed Home Inspector here in Florida. Florida recently passed another statute creating yet another trade license regulating "Home inspectors" and requires this license (an "HI" license) regardless of the inspector's prior "certifications" or experience. My inspection reports are more extensive than most, as I have been a custom home builder for 30 years and specialize in remodeling and additions. Since I am very familiar with current building codes and the way a structure goes together, I always provide additional info to the client others cannot.

My home inspections start at $300.00 for a single family home up to 2000 sq/ft. A Wind Mitigation report is $100.00, and is used to submit to your property insurer to reduce your insurance premiums. I also provide a "Pre-Sale" home inspection for sellers and/or their listing agents at a reduced cost of $250.00 and host ALL of my inspections on my web site. With the seller's permission, I can provide the link to your report to your listing agent who can include it in your internet/MLS listing. A fantastic way to set your offering apart from the rest and increase interest in a walk-through!!

If the price is too high, expect to wait a good long time. But there are buyers around, so price it right and you'll sell it quickly.

This home is located in Lakeside Plantation in North Port. It is very unlikely that it will become a gated community.

Lakeside Plantation - a great community for children and families

If you are looking for a community near southern Sarasota County, FL that is great for children and families, you have to check out Lakeside Plantation in North Port, FL. North Port is close to I-75 and 41. It is within 20 minutes to the Gulf beaches. It is located between Sarasota to the north and Ft. Myers to the south. It is convenient to shopping, restaurants, medical facilities and more.

Lakeside Plantation is a deed-restricted family-friendly neighborhood and has ample opportunities for fun. The community has a large, heated pool and spa, a 6,000 square foot club house, cabana, Har-Tru tennis courts, library, meeting room, card room, playground, basketball, bocce ball, billiard room, fitness facility, and a community park.

The community also offers underground utilities, sidewalks, street lights and city water and sewer. The homeowner association fees cover lawn maintenance. The neighborhood allows for children to run, play and ride their bikes. It has thirteen lakes and offers luxury living. Pets are allowed in this community, with some restrictions.

If you want to meet your friends and neighbors you can volunteer or join one of the many social activities such as ice cream, wine and cheese, breakfast, pot lucks, dance, comedy, sports, or holiday and seasonal events.

Lakeside Plantation has several homeowner associations within the same community because of the different options for living such as single family homes, town homes, carriage style homes, and villas. It is not only an ideal place for families, but singles, retirees and everyone is welcome here.
To see photos and learn more about this community, you can visit their web site at: http://lakesideplantationcdd.com/.

Did you get a title search done when you bought the house. A title search is a procedure performed when a parcel of property is being transferred to new ownership, through either a sale or inheritance. The purpose of this report is to investigate the history of the property through relevant records for any variances or irregularities associated with the property.

You can also get information from the property appraiser records for Sarasota County - http://www.sc-pa.com/content/search_real_property.asp.

Bill Eckler answered:
Hi Nancy,

Purchasing a home via an auction can be a venture that recognizes great value. However, on the other hand, it can be an experience that one would like to put behind them.

When persuing property by this means, buyers would be well advised to have a working understanding of the process, what it involves, and the risks taken. Distressed auctions can find the new owner taking on much more than they bargined for. Liens, back taxes, law suits, deadbeat tenants are just a few of the unwelcomed suprises that could be waiting for the new owner.

Our recommendation is to do some homework and become informed about both the process and the subject home prior to tossing your hat into this ring.

Good luck,

Bill
