North Park prices are definitely high right now. I've learned however never to predict the market. Clearly, North Park and the entire metro area remains popular as ever. People love the walkability, the charm of older homes, and the urban lifestyle.

Rentals have always done well in the North Park and surrounding neighborhoods. Young people comprise much of the community and are the most common renters.

This is a great example of why its important to have a realtor, certified & licensed inspections and a real estate attorney representing you and protecting you through out the process! When sellers don't disclose there can be problems, yet if they had a contractor and trusted them they may not have known the permits weren't completed... looking at both sides of the situation and just trying to play devils advocate for the seller, and knowing the games contractors play.

Its a good thing you found these issues before you completed escrow and are stuck with the nightmare this house could have been for you.. nothing like doing your due diligence, protecting yourself, and in the end coming out on top!

There are some things that you can change on Trulia, you may have to have customer service help you with that. As for the value like ZIllow, its not accurate as they take whats online and don't account for the upgrades you have in your home compared to theres that are not the same as yours... kinda deceiving to say the least. ... more

The seller pays the commission to the buyer's agent in most cases. Properties listed on the Multiple Listing System will show the compensation a listing broker offers to the buyer's agent. If the property is offered directly by a seller, like in the case of For Sale by Owners, the buyer will pay the buyer's agent commission unless a compensation agreement is negotiated with the seller to pay for it. I just sold one like this If you area interested in working with me I am sure we cn search some complexes in areas that you want and find one for you. With low interest rates and the that Manufactured homes do not appreciate unless you own the land underneath them, I would stear clear of manufactured homes in parks. By the way most of the park fees are very high and you can use that money to buy a home.

There are a host of areas around SDSU rather it be a SFR or condo/townhome that would probably get you more bang for your buck and keep the property rented through any economic tide. North Park offers a diverse community ranging from hipsters to young executives surrounded by eateries and bars that college students flock to. Try to get referrals for 3 lenders and talk to each and see who you like best. And you may want to get a quote from each lender. Ask for an "Initial Fees Worksheet". This breaks the costs out as clearly as possible. The Good Faith Estimate is a very confusing document. And remember, a quote is only good for that date. Interest rates go up and down sometimes 3 times a day. So a quote one day could be different from the next. Also, if your loan has any challenging characteristics, I highly recommend having the lender you choose submit your loan for a FULL underwriting approval BEFORE you start making offers. I live in South Park. It's next to North Park. It's the best. for walking, feeling that you're safe, sharing in a community vibe and knowing your neighbors.

We have a few good eateries. The Station makes yummy carnivor burgers and an outstanding vegetarian one. It's dog friendly and kids can come and run around a wooden protected/fenced trolley replica. Many take yoga at Ginseng. They offer yoga for kids. Enjoy pottery studios and a terrific bookstore called The Grove. Grape Street is home to the largest acre dog park in San Diego. Grants Market sells organic coffee and Bread and Cie bakery goods on a consistent basis.

What's not to love? Buildings are well built from the 20's, and not as pricey as other areas i.e. Mission Hills. Come visit South Park ! Come to the Old House Fair on June 19.
