It all depends on your description of what a "major" shopping center is. Many statistics will call a major center one with a minimum of 225,000 so there are quite a few in the North Palm Beach area. The only regional mall is The Gardens Mall with 1.4 million square feet.

Lots of empty retail space with more being developed in an environment where retail is struggling a bit. Seeing centers being "transformed" into alternative uses. Interesting times in the retail space.

One of the best programs for new construction out there is the "New Construction Splash" that is offered by Paradise Sharks Real Estate. For our clients who register with us as their broker on any new construction developer sale throughout South Florida we provide them a closing credit that equals 1.5% of purchase price and in some of the new luxury condominium projects in the area like Water Club in North Palm Beach and Azure in Palm Beach Gardens this adds up to big savings. Easy access to the areas best shopping and restaurants along PGA Boulevard and US1. Close to the amazing beaches in Jupiter/Juno Beach and Singer Island. If you are an outdoor enthusiast the John D MacArther Beach State Park is one of our areas hidden treasures. A day in your kayak around these waters and you will be lost in an island in time just a minute or so from your home in Twelve Oaks. And access it downtown West Palm Beach is very easy; maybe 20 minutes down US1.

There are a couple different product types available in Twelve Oaks and we currently have three listings with 8 sales over the past year so inventory like most locations is very low. Our "season" this year was the busiest we have ever experienced and those who enjoyed their time and unit have already signed up again for next year. There are opportunities for 2016 rentals depending on your particular needs including length of lease, location desired, budgets, whether you have pets, etc. Finding associations that allow 30 days along the beach is not an easy task and finding an owner who would be willing to take a 30 day rental even if it was allowed is even more difficult. They would much prefer to secure a 3 month or longer lease at this juncture. Some play the waiting game and hope a last minute cancellation gets them a "deal" on a 30 day rental but that is not typically a great idea.

You might check on sites like VRBO.com where some owners rent their own units and pay no attention to the association rules. The real estate market in the North Palm Beach area has been red hot with condo prices up to the highest levels we have seen in over 7 years. The median sales price is up an amazing 5.8% in just the last 30 days. Watch for things to slow a bit now that the season has ended but if the overall economy doesn't implode demand for real estate here in paradise will remain strong.

If you are looking for a single family home to rent in North Palm Beach you will find very few with only 2 bedrooms. Over the past 12 months a total of 6 two bedroom homes have rented through the real estate community. They rented at monthly prices between $1,100 and $2,100 with a median rental price of $1,450.

With a 3 bedroom home you have many more options with a total of 22 rented over the past 12 months at prices ranging from $1,250 to $6,500 and a median rental price of $1,750.

Of course, this information is just an overall snapshot and there are a multitude of factors determining what a home will, or should, rent for. The rental market for single family homes in North Palm Beach, and throughout the Northern Palm Beaches, remains red hot and if we can be of assistance in any way please fell free to give us a call.

It really depends on what your are looking for. Worth Ave., I must agree is an amazing, historic, shopping attraction. You will most definitely catch a glimpse of an exotic car or two. You may even run into a celebrity or two. If you are looking for some great ocean views on your drive, head east on Worth until you get to S Ocean Blvd. You will find the real Palm Beach... beach! There are some of Palm Beach Counties most amazing outdoor spaces right near the heart on North Palm Beach at the northern entrance onto Singer Island. The John D. MacArthur State Park is a real treasure and I highly recommend a visit to anyone who is an outdoor enthusiast. It is the only state park located in Palm Beach County; the beach is pristine and the nature trails will take your breath away. But if you really want to be blown away then get in your kayak or on you paddle board and really explore these waterways. It is amazing!

There are also numerous city parks; Kelsey Park s right on the Intracoastal is one of my favorite places to chill out on the water. If golf is your bag the Jack Nicklaus Signature Golf Course is a municipal track in North Palm Beach that residents get special benefits. People who do not know North Palm Beach are missing the boat on one of the best communities in south Florida.

If you are looking for a real estate experience that benefits you, just give us a call or send us an e-mail with more information on what you are trying to accomplish. You can always pay more and receive less but that just would not make any sense. Would it?

When you want to make an offer on a house, the price should be based on the recent sale, homes under contract and homes on the market. It does not make a difference whether it is a condo or single house. Some sellers price the home too high and some may price it at fair market value and some may list at less than FMV in which case they may get multiple offers and above asking price at times.
