Yes you can purchase a home using your SSI income and that income will be grossed up 25% giving you income of $1832 of which you can qualify for a home loan based on payments not to exceed 42% or ($769) including Principle Interest Insurance and taxes.

I can completely understand packing you twin toddlers for any reason it's not easy. But the chances of an Agent buying your house is very unlikely. However, if you can buy another before selling yours that would be the best thing to do. But if you can't, just let your Agent know that you will need 24hrs notice before showing and that you want only pre qualified buyers so you only get buyers not just "thinkers". I know with small children we don't have time to do the deep cleaning but be sure your house is clean, clean, clean! That means base boards dust free and back yard toys organized. It makes a big difference to a buyer. You want to make your house show the best so it will sell faster in this down market. I wish you the Best! ... more

Depending on what you call "great credit", and whether or not you have any funds available to use for a down payment or closing costs, it may be possible to determine a "finish line" for you - a time in the future that, given that you follow necessary steps to improve your credit position, you could obtain a loan. A number of sellers are willing to work with buyers on options; however, you must be cautios that the transaction is structured in a manner which is good for both parties.
If you truly want to "buy", then there are opportunities, even if it takes several months or even a few years for you to close on a permanant loan.
Just be careful and refer to professionals who are knowledgable about such options so that you are protected from predatory practices.

Jennifer - it is not possible to "dream too big". It sounds to me like you are taking all the right steps. I would recommend that we evaluate your situation and see what should be done and in what priority. There are still a number of 100% loans available and a number of sellers who are willing to assist with closing costs. You can provide confidential information at and a thorough analysis will be done to determine your options. I have helped hundreds of people get into their first home.
