The rentals in 89015 zip code for a single family home start from $1,050 for 3b d 2ba home. The rentals in 89183 zip code start from $1,195 for 3bbd 2.5ba two story single family home.

First step will be to work on getting some of the negative items removed from your credit, order a copy of your credit report then examine it thuroughly then contact the credit bureaus in writing asking that they validate or remove inaccurate or conflicting information from your report once that is done you can then work on settling the smaller items first making sure when you settle or pay they agree to permanently removed the item from your credit report. I own and manage several properties. As a matter of fact I even have an available 4 bed 3 bath property near the Lakes which is Northwest Vegas.

I am not that hung up on credit. I look more for verifiable income, criminal record etc.

If you are having difficulty finding a rental, it may have something to do with your strategy. Is your 'owner' only strategy based on some factor that has not been revealed?

There is benefit in working with those who are plugged into the real rental inventory. Perhaps now is a good time for you to call one.

Occasionally you will find a home that is represented by a Rental Management Company that is offering a free or discounted months rents upon qualifying. These are generally few and far between, and tend to happen only when a home is having some type of trouble in acquiring a tenant. The reasons for this can be numerous. Any Real Estate Agent that has access to the MLS should be able to find out if there are any homes offering such a deal in the area in which you are looking. Another way to find these properties is to look on Craig's List which tends to get a lot of use when traditional ways of advertising are not getting a home rented in a timely manner. The reduction in rents offered on any particular property would be up to the owner/investor of the home and would be on a case by case basis, and usually used as a back up plan, or when a home needs to rent extremely fast after it has had a tenant move out. This can be the case in an eviction where the owner/investor wants another tenant in quickly. ... more
