Online, we can see some limited information on the history of any recordings against your home.To see a complete history of the home go to the country recorder's office for where your home is located.

I believe the address is at 600 8th Street. There was another office at Hazel and Madison in Fair Oaks, located at 5229 Hazel but you might want to make sure it's still open. With the budget cuts they may not be.

Susie: I couldn't agree more with Sue Archer. Rather than calling the listing agent, get yourself aligned with a good buyer's agent. Ask your friends and colleagues who they have liked and used in the past and get a referral.

In today's real estate buying atmosphere, you need to have the following qualities: perserverance, hard work ethic, a Realtor who knows the market and knows what you want and knows how to get it for you, loan pre-approval or statements showing your assets to close escrow if you are paying all cash. You're going to be disappointed when your offer is trumped by a higher all-cash offer from an investor or a ridiculously high offer from a buyer with a loan, so be prepared to look at and offer on several properties, especially in the under $80,000 price range. Don't get discouraged, just keep pursuing, but only if you "need" to buy right now. Only serious buyers are in the market at this time.

The home was transferred back to Countrywide in April 2009 with the debt owed on it being a little over $205K...much more than you can get for it in today's market. It has not been listed on the market nor ever officially 'sold' so much as reacquired through the foreclosure process.

I'm not sure of your interest, but an experienced realtor, acting as your buyer's agent, can pursue an investigation of what they might be intending for the property. They could be selling it as part of a portfolio of properties (bulk sale), or holding it out prior to releasing it to the market. But as of now, it is not actively on the market, and it is a bank owned property.

You are a realtor? Please look at MLS and you will see that this is a notice of default posting, not a listing for sale.

See other conversations on here about how this is misleading to our buyers. That is the amount of the original loan for which a notice of default was filed. ... more

Hi Joann: If you are interested in buying homes at the Trustee's Sale, you would be best served to consult a Realtor. I know you are asking this on Trulia because you probably don't trust and/or don't want to work with a Realtor. But I will tell you, that smart investors have a trusted team of an accountant, attorney, Realtor, title company that they work with.

Realtors can readily can find this information for you. If you want to work on your own, you can find the Notice of Trustee's sale published in a local legal journal newspaper or you can go to the County Recorder's office and look for the Notice of Trustee's sale on the property you are interested in.

I know I'm not telling you what you want to hear, but I am telling you what you need to hear. I hope this helps somewhat.

Trulia lists completed sales in addition to listing active listings. I think this might be so that consumers can have an idea of what the market values in a neighborhood are. There are many homes shown on Trulia that are either not for sale yet or have already been sold. Consumers have to read the web page carefully to determine if a property page describes a current listing, a sold home, or a future foreclosure.

Hi Luisa: I checked the public records. This home actually sold on 12/9/08 for $115,000, and buyers made a sizeable down payment which was probably the reason the bank accepted their offer over others that may have been higher but had more financing proposed in their offer. The listing agent was Lyon Real Estate.
