Hi there, it looks like your questions went unnoticed here but I'd be glad to point you in the right direction. It sounds like you want to refinance and apply for a new mortgage at the same time. It shouldnt be anything wrong with this depending on what type of loan you currently have and which type of loan you are trying to obtain. The main issue would be the costs and the commitment to the process. Applying for a refinance requires the same documents as applying for a new mortgage, doing both processes at the same time can be overwhelming. Your expenses for appraisals, closing costs,and prepaids would be due simultaneously also. So its more of a question for you to answer on whether you want to refinance and buy a 2nd home at the same time. She does not need to be on the loan unless you need to use her income to qualify. The good thing is that your wife will still be able have her name recorded on the deed as an homeowner. Hi there, if you are searching for a home in the Charlotte area there are a few down payment assistance programs. There is a new program offering home buyers up to $15k in down payment assistance starting Oct 15th. In certain neighborhoods in Charlotte you can get up to $40k in down payment assistance through city grants. I used these same grants 2 years ago when I first purchased my home. I am now a realtor and I help other people find resources for home ownership. Unfortunately your credit score would need to be a little higher but I can assist you with that also.
