A pre foreclosure would be listed by the owner of the property. Once the bank takes it by foreclosure, then they would use one of their approved agents to list. Most often evict occupant, clean appraiser and set the price. Banks use asset management companies to list, none have in house mgt so you can not just call a bank to ask for the listing. ... more

I would assume that you have already found an agent. If you have any future referrals, use Park Place they can refer out your referrals for you and pay your brokerage back a 25% referral fee without having to be active under them. There is no upfront costs. ... more

You can be active full-time at a Keller Williams for example and then have a "secondary license" active at a referral company like Park Place who can send out all of your referrals worldwide. They didnt do it before the merge and seemingly nothing has changed as there is more spam than ever. They could easily block posts from out of the country or use filters. The low tech solution is having someone remove them as soon as they post them, I volunteered even (many times) to do it in exchange for zip codes. ... more
