I think a lot depends on the work that needs to be done. If it's plumbing or electrical work your town or county code may require it be done by a licensed professional. There are many other things that someone who is handy can do by themselves. You can always request all work be done by a professional and require receipts to show the work was performed, but the owner can always say no, they'll sell their home to someone else. Are the repair items you are asking about safety issues? If that's the case, any inspection done on the house are going to note these and require remediation. If they are cosmetic, you just might ask for a reduction in the price and attend to them yourself.

Were you able to find a good investment property you have been looking for. If not, I can certainly help you in North Brunswick. There is a beautiful investment property in Indian Head North development. Its a 2 bedrm townhouse with 1 car garage. Very well kept unit. Rental will be approximately $1,700 per month.

As noted, if the price is right. I am assuming that I do not need to tell you the breakdown of numbers of an investment property.. so pricing is important. Rentals are moving in today’s market.. I do a lot on both the listing and tenant sides of the market, rentals can do well. You need an agent to help secure a good tenant. There are currently 9 units available for rent, from $1400 – 1800 per month.

Your agent would have to know the market and how to drive tenants to you unit. As an expert in rentals and sales in the area I would be able to help you meet all your goals.

Do you have a property in mind? There are a few available and only two 3 bedroom units available, and a number of 2 bedroom units.

Here is my two cents ---- anything that causes you to pause will have the same effect on future buyers. There will be certain buyers that will not consider the property because of these attributes. Anything that reduces the buyer pool has a negative impact on value.

The builders usually give you a rough estimate, on your behalf I called the North Brunswick Township Tax assessor's office and the lady was kind enough to share the formula they use. She said for new construction you have to take the deed amount x 0.51 x 0.04821(this 0.04821 is the tax rate that may change in April of each year)
Roughly the estimate of $8000/- is not wrong although it was a little lower than the estimate give by the Township. Hope this helps. I always advise my clients to go to the source, the township is the best source for any property tax related questions and they are more than happy to help you.
