Princess Drive (Royal Brook Estates) North Brunswick is a great area to buy in. It's located within minutes of the Jersey Ave Tain Station which puts you in Penn Central NY in about an hour. The homes there although approximately 20 years old were very well constructed with quality core essentials. I know because I sold them for the builder and then have been selling resales in there ever since. The neighborhood also falls under the John Adams elementary school district which was the first school in North Brunswick to receive the acclaimed "Blue Ribbon School" award. North Brunswick schools are ranked in the upper half of schools in the state. There's also nearby busses and easy access to several Major Highways.
Please contact me directly as I am presently working with a seller who has not listed yet (because they are shopping for a larger home right now) they will be priced better than anything on the market currently. If I have your contact info, You will be among the first in the home once they list. Well priced homes in this community sell quickly because of the aforementioned points above.

There are great buys right now in North Brunswick! Both Govenors Pointe and Renaissance have some very good deals. We can see the different models that are available and location within the development.
There are quite afew that fall right into your price range!

Prices here in Renaissance especially Pin Oak drive and Timber Ridge are down. They took pretty significant drops since last quarter of 2008 and first quarter 2009. But now smart sellers have responded to the market and well priced ones have been selling quickly since March of 2009. You most probably know how to find me so give me a call. I know the story on every home in here- the ones that are priced right & the ones who aren't as well as which sellers are the most motivated and the ones who are wasting everyone's time.

Just because there is a short sale does not mean value is not value. If the short sale is the lowest priced one there, then that would be why it is the lowest priced unit. My experience has been that it affects some people and others not. That being said, because some people do not want to live by a cemetary, I would say that the value is definately affected by the cemetary in any market as you will have a smaller buyer pool.
I always tell my buyers that at least their neighbors are quiet!

Normally, if the property tax higher that implies the school district is getting better. Why? about 65% of your property tax goes to schools in town, so town with residents think schools are important normally will approved the school budget increase.

For example, Piscataway http://www.trulia.com/voices/Home_Buying/_BUENA_VISTA_Av_Piscataway_NJ_br_ba_new_house_at_J-39989-- has many families moving in for past years because of the schools getting much better each year. They approved to build new classrooms, auditorium, concert rooms...etc. This year there are 9 students from Piscataway High School got full score on SAT. Over dozen students won #1 on FBLA competition in NJ over hundreds of all other high schools, they also have 5 students won #1 on National FBLA competition at Atlanta in June 2008 over #1's in all other 40+ states.

North Brunswick is catching up too, they won #8 in NJ Science League Biology Competition this year in 2008, (East Brusnwick won #5). Middlesex County Academy won #1 this year http://millpointe.blogspot.com/

So, if you move to a town with high property tax, chances are you are selecting a town will good school districts. Now, you need to ask if you need it? I mean, do you have kids going to school?
