Neither of those is a heat type, they are not even the same category. The problem with these free sites is that they take data from MLS systems and try to make it fit their cookie-cutter sites. Realtor com would be the best of the three you mentioned, but these sites can only include so many of the features in a real MLS listing which can be hundreds or thousands. These sites include certain ones but not all of them by any means!

Forced air just means there is an air handler that blows air through coils or over heat exchangers. What heats those coils or the heat exchanger is the fuel type. I have never seen a hot water forced air unit, that would be really strange. Hot water heat always uses baseboard heating coils - no blowers. Central air means whole house air conditioning, as opposed to window units. That's all that means. You would be better to look for fuel type or something like that. You absolute best best would be to contact a local Realtor and tell them exactly what you want and they will send you exactly what you want. Hunting on your own wastes time. The Realtor, for a buyer, is F R E E to you so why on Earth are you not using one to help you????????

In the event anyone was curious, for posterity, and to say thanks to those who answered... a follow up.

After telling the seller that we'd no longer be providing information, as they had all they needed and we saw them making no movements toward a signed AOS, we gave them a deadline and told them we'd be entertaining other properties as soon as possible.

After that, communication seemed to open and we now have a signed AOS. We are moving forward with purchasing the property.

Thank you so very, very much to the three Pros who took a moment of their day to answer my question. It certainly gave me perspective I didn't have without your vast experience which had the consequence of taking me from an 11 on the emotional scale to a more reasonable 3.

Real estate angels, all three.

Thank you again and happy real estating!

Brian Nguyen answered:
Do you know your exact credit score? Who knows, your credit score still may be acceptable. For example, I have been able to give out loans with scores as low as 580. So if you are in that range or above you will have a shot at a loan with a lender like myself. Otherwise, I recommend that you work on your credit score a bit. The simplest way to improve your score would be to pay off your debt and revolving credit balance on time. It's also important to understand that you're ability to obtain a loan relies on other factors as well. These factors include income, expenses, assets, liabilities, debt, employment, down payment, as well as credit scores. Either way, I suggest you speak with a lender like myself who would be glad to speak with you to help you get the loan that you need. If you have any further questions or if you would like a loan, feel free to contact me. Good Luck! Brian Nguyen Sr. Mortgage Banker NMLS # 659743 Phone: 949.667.2887 brian.nguyen@nafinc.com ... more

Stephen, Since the home has not sold or been an active listing since 2008 the information is taken from public records. After checking public records, the information provided in Trulia matches. However, Trulia can not be responsible for updates/modifications done to the property that are not listed in public records or updated by an agent for the purpose of advertising. I hope this explanation provides you with some insight regarding why your home is not listed with the most accurate information. If you would like to know what the home may be worth in this current market please let me know and I would be more than willing to provide you with the needed assistance.
