As a mentor for my brokerage I can speak to you about what we offer. eXp is an agent-owned cloud brokerage. This means that we are paperless and anything that one can normally do in a brick and mortar brokerage can pretty much be done from the comfort of your own home/office/etc. This was NOT the case in the 90's but technology changes everything and today there are many things that can help make an agent efficient in how they do business behind the scenes. Let me add that my day to day operations with my clients in the field has NOT changed. Real estate with the consumer is a very personable thing. I joined a little over a year ago. Since that time we have more than quadrupled the size of the brokerage to 4,500 agents and are on track to hit 7,000 agents by years end. We would not be able to do this if we did not have a strong culture and systems in place. Our mentor program is for new licensees or agents with less than 6 transactions over the past 36 months. These agents are paired with someone local to them that can guide them through their first five transactions and ensure their success. This is different than what one may experience at other brokerages where one is in a classroom type of setting instead of one-on-one mentorship. At eXp our startup fee is $99 and that covers the first months $50 tech fee. So our normal fee is just $50 which includes Kunversion lead gen CRM and a Commissions Inc (CINC) platform. We do have an 80/20 split where one pays 20% company dollar to eXp Realty until they do $80K GCI ($2.66 Mil in Sales) at that time one would have paid in a low $16,000 cap to eXp and are at 100% commissions. If one does 20 transactions past cap then they may be eligible to get their entire cap back in the form of company stock. They can cash out $4,000 of this after a 6 month holding period and the rest of the $12,000 in company stock is vested for three years. One can essentially get their entire cap back every year. No. You need to understand that realtors are not going to spend time taking photos, assess renovations unless you are there in person with them. Suppose after viewing some properties sitting at home looking at your computer, you decide to back out. That means the realtor did all this work for you and will never get paid for it. A few realtors may be willing to take photos, etc. provided you pay them up front for the service. ... more
