No. You need to understand that realtors are not going to spend time taking photos, assess renovations unless you are there in person with them. Suppose after viewing some properties sitting at home looking at your computer, you decide to back out. That means the realtor did all this work for you and will never get paid for it. As a Veteran who is with the largest Lender and servicer of VA home loans I know a few things that the majority of my competitor do not know and will steer you down the wrong path. The very first thing that you should do as a Veteran family on the move is to get qualified by a competent Lender. The 2nd and most important step is to work with a Veteran Agent in Norfolk who know the area including school requirements. This Agent must send you all the relevant information about the area prior to wanting to send you any property information, as we always pick the area that suits our lifestyle and needs before we pick the home. Base on your housing requirements the Agent will send you home that matches that criteria.

Once you have narrower it down to 5-8 homes you will need fly out and visit the homes on the weekend including a night visit to any home that you are making an offer on. With all this happening so fast you do not have a lot of time as the vast majority of Lender needs 30-45 days to close your loan so this is imperative to choose a Lender who has everything electronically and not still shuffling paper around and losing documents. In a word yes. The title company needs to verify that they have the correct names of all who have an interest in the property. There could be a lien in the name of someone who shares your siblings name. The SSN verifies if the lien is in your siblings name or not. Most likely your sibling knows that they have some kind of lien and don't want other to know. I just went through this with my cousin in a property that he was named on. My aunt ( not his mom) named me, my now deceased sister, brother and mom in her trust. My brother wanted to be bought out and my mom wanted to be off title. As stated above my sister has passed and her interest went to my mom. My cousin for whatever reason felt that he should get the property and upon learning that he was not solely entitled to the property refused to cooperate in the buyout offer that I made to him. Unfortunately when anyone listed on the property refuses to cooperate in the sale you are left with few choices. If there is someone in your family that can get through to your sibling I would suggest that you use them to accomplish cooperation. If not then you may want to use a mediator to explain to your sibling why it would be in their best interest to cooperate. You can usually find one in your via a internet search or contact a free legal aid service or your state bar association. Should neither of these work then you are in for a very expensive remedy. When parties in a matter like this disagree and there is no movement for a resolution then you are going to have to go to court to get what is called a petition for partition. Basically what this is is an order by the court to sell the property in question. You will have to retain an attorney and depending on the court calendar you may have to wait up to two years for an initial hearing. This is by far the worse way to solve a property issue. Lawyers and the courts are going to suck out all or most of the value of the property in fees. The attorney and the court is not your friend and they could care less about the outcome. Once they finish raiding the property for as much money as they can you will be left with very very small proceeds. In some cases you may be left with nothing but that horrible feeling of being screwed by the system. Ultimately I was able to get my cousin to cooperate and as of yesterday paid him and my brother their share of the property in exchange for their signature on a quit claim deed. What contingencies are left in your contract? Ideally, you have a financing contingency - which is something any buyer's agent worth their salt would have included. If the borrowers' financial situations have changed since you first applied for the loan, you'll probably be denied and unable to get funding. That should take care of it for you.

Let your agent know now about your issue so they can work on wrapping this up ASAP.
