The listing agreement is between the seller and the listing agent. The buyer nor their agent is a party to that contract so there is really nothing to amend. The cooperating broker commission is the amount stated in the MLS by the listing agent. If an offer was written, the cooperating broker will get the amount stated in the MLS at the time the offer was written. Hope that helps.

Are you talking about reservoir drive in Norco? The house that sold for 169,000 in 2012, was put up on August 27 2013 for 239,000 and 2 days later went up to 339,000?


Leave it to the squatters. Good luck to them. it is not worth the money. why do you and to give the bank extra 100,000 and take over the problems they created for a house assessed at 145,000? ... more

127 E Valencia Dr, Fullerton, CA 92832- this is a 2 bedroom in what the Chief of Police of Fullerton calls"well established gang neighborhood".
It was repossessed fie $90,225 and is offered , ba the bank that we bailed out, for $549,000- a price of nice 3 bedrooms in LA.

No one says anyting. We just went through this and it devastated the country, if not the 1% of the rich, are that brainless?

The seller can not refuse unless the seller wants to be in breach of contract. Then within those 17 days or anytime before the listing agent presents the buyer with a notice to perform signed by the seller the buyer can cancel for inspection reasons and get a full refund of funds in escrow. If you do not pay your rent you will be evicted and he your landlord does not pay the mortgage, the property will be foreclosed and your land lord's credit will be hurt. It is all about commitments and contract law. A lawyer will be able to explain the legalitiies, put it is easy to understand if someone signed a contract and indicated that they were going to meet their comitments and if not a lawyer will tell the ramifications.

Unfortunately, I am sure there will be a number of people whose closings will be delayed for one reason or another.........the mountain of paperwork trying to give exceptions would be monumental - it's not going to happen.

Whether a buyer could have any legal recourse against a lender due to a delay caused by their negligence is for an attorney to answer.
