While the information of the notice of default is part of the public record, this home is not for sale. Honestly, the homeowner does have a semblance of a right to privacy in this matter.

Put yourself in this homeowner's shoes. If you were in default, would you want your address plastered over the internet?

This home is not currently for sale. There are a number of available properties in the area that are actively being marketed by their owners.

Dan,

This home is showing that its under contract in the system and it is a short sale. Therefore, the bank has to approve the sale. This is why it will take time to hear anything back from the bank. Are you the buyer that is under contract with the sellers? If yes, do you have time to wait for the banks answer?

Also, If you need to settle by a specific date, this is not the type of transaction that can give you that specific date. This is due to the complex issues between the seller and the bank.

At closing, there is a one time capital contribution fee of $1000 and a $100 processing fee due to the association. FYI: the post office is Newtown Square, but Willistown Knoll is actually in Chester County, in Great Valley School District. I actually live in Willistown Hunt, just across the street off Rte. 926. Yes there are other indicators next to the Active code in the MLS but it will not show that if I pull it up. It will only show that last MLS numbers sheet's status. So it could have been ACT then PND then STL as it appears now.

But I cannot see the status before PND.

At this point the house is sold, and there is nothing you can do other than start a search for a similar property in the area.

The answer to your question is yes, you may purchase at Penns Preserve with FHA financing. PUD (Planned Urban Developement) locations are no longer required to be approved for FHA financing as long as you own the land and it's not a condo. In this case, you would own the land and even with the Home Owners Association fees, it qualifies.
There are currently 11 properties for sale there including some of the new townhomes. If you are interested, it would be my pleasure to email you the information on these homes (many my office has listed) as well as arrange for a private tour of those you would like to preview. Keep in mind it is at no cost to you for Buyer Representation if you are considering purchasing the new homes just as it is for resale. Often our experience saves you money in the long run!
