It's the old Italian neighborhood of Newton and it was accessible to the T, the commuter rail, restaurants, cute playgrounds, etc. I miss the area so much since moving! I lived right on the line of Newton and Watertown. Belmont is a lovely town too and I was really close to it as well. It would take about 20 minutes to drive into Boston too. We currently live in a house with a shared driveway. The neighbors are the son and daughter in law of the out of state owners. The neighbors in the past, have killed our dog, trespassed on our property, "flipped us off", pulled his pants down, allowed his dogs to bark constantly during the day and all during the night, played loud music at 3 am, had a company cut some small trees off our property just outside of the property line, would shine his flashlight in our bedroom window during the night....etc etc etc which was all caught on security cameras. Now, he has decided to put a 78 ft long fence in the middle of the driveway allowing 9 ft access on our side and 16 access on his side which has now hindered our ingress/egress with our heavy equipment we use for income. I have now filed a civil lawsuit on grounds of trespass (of rights), breach of contract, breach of covenant of quiet enjoyment, wantonness and negligence. Both properties were purchased subject to the "joint driveway agreement" in which he failed to read which states "all successors, heirs, tenants, assigns..." etc have a right to pass and repass over, upon and along said lot line....hereafter".

If you decide to purchase a property with a shared driveway, contact the other owners, sit down and go over every detail of any easement and issues that either of you may have to avoid any confusion.

Easements run with the land, not the owners. These are covenants, contracts that can only be dissolved by each of the current owners of the driveway.

Another issue could be that you've recently changed to price and it hasn't propogated out yet, in which case you should check into what your particular lag time is supposed to be (usually no more than a day or two?

Code isn't as important as safety. I would bring it up. The same way GFCI may not be in place or have been code when the home was built, but you would want to improve that as well. In Newton very little is a deal breaker as its hard to find a good home at a "fair" price and there is a lot of competition with buyers who make offers without inspections and or finance contingencies.

I'm no expert, but I do feel that there is a positive connotation with wood siding as opposed to a synthetic material. If it is cost effective for you in your current status, I would recommend using the cedar. But, if the cement siding is the best option, for money's sake, it seems to be a great option as well; seeing as it looks similar to the cedar, and is not vinyl. They are always leaving the country to do God's work.....or some other similar falsely claimed good deed........shame on them

Don't ever wire money for keys......and, if something sounds too good to be true........it isn't true!

I'm partial to Newton as it is better located than the other communities as far as access to Boston, commuter rail, highways etc.

Schools are excellent in all the communities you mentioned and can't go wrong with any of them.

As to housing that is another story, Newton and Wellesley are more costly then Belmont with more diversity as to locations within the communities.
