Carpet is cozy. Wood laminate has grown in popularity over the years and is very durable. By popularity, I would say Hardwood flooring is always a winner.

If the seller won't perform you must first serve a Notice to Perform prior to the Demand to Close. If the seller will agree to give the deposit back, that is your best bet.

I agree with Rockin'. It's more likely that Mr. Realtor wants to come over, and impress you with his knowledge of the market, and convince you that you should list your property with him.

Somehow, at the last minute, his "lined-up-buyer" will evaporate, and you'll be left meeting solely with him... and he'll give a cursory glance around the property, and then hit you with his "listing pitch".

If he does that, Tinribs, I hope you show him the door.
