I think your best bet would be to go with a FHA product. You are not penalized for your credit score which you would be going conventionally. The current 30 year fixed rate for FHA is 4.75% with no points. There no negatives to this program. The minimum down is 3.5% and closing costs can be assumed within your purchase.
