The property at 172 Canyon Rd. is an REO. After doing some research for you, I come away with TWO major concerns on your behalf:
1) There is supposed to be TWO lots sold together with this property, totalling 11000 sf. I can check with my Title Company in the morning to find out more pertinent information. Agent Remarks from a previous SOLD listing state: This Is Two Lots Sold Together. Second Lot Is Apn 673-0-030-390. Total Lot Size Is 11,000 Sq. Ft. Be Careful Of The Steps To Back Yard On Right Side Off House. Please Access The Backyard Through The House.
2) I watch Market Trends very closely, and I care a lot about the price my Buyers pay in today's declining housing market. Generally speaking, homes are selling today for the same prices we last saw in 2003. THIS property SOLD in January '03 for $394,000 -- not really close to the $460K list price of today.
So, moving forward, I would pay careful attention to these 2 issues, and there may be even more (permits, ground settling, etc). Apparently, there is a cool seasonal stream that runs through the back of the lot. I would be happy to do even more research on your behalf, and provide data to my claims.
