There is no HOA fee. However, in a mobile home park there is a space fee which is you renting the space where the home sits. This includes basic cable and water and the activities in the park and a pool. Must be 55+ to live in Ventu Villas or Ventu Estates two parks owned by one owner and one manager. This property is not for sale, it is in Pre-foreclosure. The amount in default is the 3rd deed of trust. If the 3rd decides to foreclose, they will still be responsible to payoff the 1st and the 2nd. The Sale has been postponed a few times as the original. NOD was filed back in August 2010. If you had a different company such as the VC Star input your listing, they may be the ones who have to fix it but my experience has been that I can do most anything I need to do in Trulia on my own. Go into "my listings" and update it but "resubmit" or "edit". ... more

I went out to preview the REO property next door, at 527 Citation Way this afternoon. I was talking to a nearby neighbor that gave me "the scoop" on the issues you are addressing. Apparently, the Builder offered nearby homeowners either $20K in cash or, instead, they would reinforce the earth by whatever means and file the permits. In your case, you could do some research to determine if the property at 527 or 505 had the work done. There was a swimming pool started in the rear of the property as well.

I have an all-cash investor that happens to be a contractor, interested in purchasing this property. If you are a serious end-point Buyer looking for a great deal, please contact me, so maybe we can work out a mutually beneficial arrangement. My investor will customize the inside for you, and even deal with the land settling issues.

The proposed pool was started on Flood Control easement property, so more research needs to be done on that issue as well. The property has been listed as an REO for almost 2 months now... Here's the City of TO Building Div. 3-page Report on this property:

The property at 172 Canyon Rd. is an REO. After doing some research for you, I come away with TWO major concerns on your behalf:

1) There is supposed to be TWO lots sold together with this property, totalling 11000 sf. I can check with my Title Company in the morning to find out more pertinent information. Agent Remarks from a previous SOLD listing state: This Is Two Lots Sold Together. Second Lot Is Apn 673-0-030-390. Total Lot Size Is 11,000 Sq. Ft. Be Careful Of The Steps To Back Yard On Right Side Off House. Please Access The Backyard Through The House.

2) I watch Market Trends very closely, and I care a lot about the price my Buyers pay in today's declining housing market. Generally speaking, homes are selling today for the same prices we last saw in 2003. THIS property SOLD in January '03 for $394,000 -- not really close to the $460K list price of today.

So, moving forward, I would pay careful attention to these 2 issues, and there may be even more (permits, ground settling, etc). Apparently, there is a cool seasonal stream that runs through the back of the lot. I would be happy to do even more research on your behalf, and provide data to my claims.
