I will say as a Realtor and Resident of Newark there are only a few neighborhoods that are not effected by trains, when I first moved here I moved right next to the tracks and found, I started not noticing them and knew the time of day according to what train whistle went by LOL. I am very familiar with the area you are referring to. Since those streets don't meet, I assume you are referring to the direction of Mayhews Landing (between Colbert and Bettencourt). That area is family friendly with many families recently moving to that area within the last 18-30 months. The property values are strong and the schools are close and pretty good. The rail line is located right behind Colbert Street.

I like Newark for the following reasons; (1) small town with ~45,000 inhabitants (2) small city government (3) great location in the Bay Area with excellent commute routes, and many others. One can get a lot of real estate, for the dollar, when compared to neighboring cities.

I lived in Newark over 10 years and I felt Newark is safe, clean and friendly. Silliman Activity and Family Aquatic Center is a must place to visit for kids. Newark is excellent location for commuters, close to employment centers. ... more

The seller traditionally just has to pay the owners title policy and the transfer tax. A good rule of thumb for that price point is about 1.5%-2% for the buyers closing costs.

In doing some research I find a 2 bedroom 1 bath available for 1,500(seems a little high). Most 2 bedrm apartments in Newark range between 1,200 - 1,400. a month.
I just rented a Newark condo for $1,325 (2 bedrm/1 bth)

As far as the neighborhood being safe, I have not heard any negative comments regarding this area - but feel free to check with the Newark Police Dept.
