I say leave it empty and clean. when I am home shopping I like to imagine my own items in there... also staging is expensive and you don't always get your house sold faster or money.

Historically speaking within the last five years it is currently a good time to sell. The market has come a long way within the last 1.5 - 2 years going from a buyers market to a sellers market. How much of a sellers market one has depends greatly on the specific market area one is selling their home in. As a licensed appraiser and realtor I do lots of absorption analysis which helps to determine how many months of inventory, or homes for sale, we have in a given market. Currently, in many markets the current inventory is about two months which is a sellers market. An inventory level of 5-6 months in the Bay Area is considered, by many in the industry, to be a buyers market. ... more

I agree with all the remarks that were given below. If price is a your main motivating factor take the time and do the appropriate updates to maximize your asking price. There are always people looking for a property just like yours.

If you need to sell now and if you have a livable home you will need to have a realtor with a great marketing plan and eye for the market to get it out at the right price to get you into a multiple offer scenario.

As long as there are no glaring issues such as blatant code violations, peeling paint, etc., you should be fine. The VA appraiser will give you a list of any items that need to be corrected, so if you DO have problems, you will have a list to work off of to get things corrected and up to where they need to be. ... more

The spring season is a perfect time to sell your home because many people with children will be moving at the end of May or June, before the summer. Newark is one of those areas that still has some decreasing prices, as is true with most areas in the Bay Area, but sales are moving quickly. The homes in good condition, and properly priced are selling quickly. In many cases they are selling for over the asking price with multipule offers again. Please do not confuse this with the insanity of a few years ago but with the low prices and record low interest ratesnow, there are many more chances for First Time Buyers and Investors to get into the market.
So, to answer the question, NO Newark is not a depressed area.
