Hi Tashema, I believe the closest train station is Newark Penn Station in downtown Newark. The trains there will take you to different points of New Jersey, to New York Penn Station and Philadelphia. You can also catch the PATH and Amtrak trains there as well. ... more

A lender can not tell you what a rehab project will cost. You should consider getting an estimate from a licensed general contractor or hire a HUD Consultant.

Yes, but if this is a second home purchase and you rent your your first, where will you live? If you move to a rental, your income will need to support the rent, the payment on your old home's mortgage, plus the mortgage on the 2nd home.

You can call me or email me to clarify your situation.

Hello,

Now is a great time to buy in Newark! With so many new developments going on in the city right now your investment would be worth a lot more in the near future. Most people have an inaccurate perception about Newark, NJ because of the bad publicity it gets about the crime. Don't get me wrong Newark does have some challenged areas but with all the new growth going on the police departments are doing an awesome job in reducing some of the crime. I currently live and work in Newark and have seen the changes in the neighborhoods.
If you would like to discuss this in further detail, please contact me directly!

Thanks,

Damon Redmond

My office is located in Newark and we specialize in this area. The mortgage company or lender that will be providing you with the funds to purchase the home will coordinate and schedule the closing. They will give you instructions on exactly how much money to bring to the closing table and if there are any other items that might be needed. I recommend that you do a final walk through of the property before you go to the closing table to make sure that everything is the same as it was when you had you last visit. Once everything is finalized between the mortgage company, attorney and or title company you will show up to the closing with a copy of your ID and the check. You sign all the mortgage documents such as the mortgage, the note and several disclosures and finally the settlement statement (HUD-1), which is a summary of the entire transaction. After that you get a copy of the deed and keys and the process is done! If you have any more questions please feel free to contact me directly at damon@damonhelps.com!

Thanks,

Selling one's home is an emotional experience. It's not just the physical building itself you are selling but the feelings and memories which come with it. It is, after all, your HOME, where your heart and family reside. When selling, however, one must put that aside and go with the FACTS; is your home as well-maintained as others in your community which have sold? Does it have the same upgrades? Does it contain any extras such as an additional garage, fireplace, deck, etc.? It must be compared with homes as similar as possible for appropriate pricing. And finally, as painful as this reality is to sellers, your home's VALUE is what someone is willing to pay for it!

Selling a home during a winter like this year is challenging. So is factoring in the holidays. But, if it has been on the market for 60 days without an offer, it's time for a price reduction. Let your agent (or if you are selling on your own, the price which similar homes in your community have sold for, guide you. Sometimes even a small reduction in price will bring fence-sitting buyers who loved everything BUT the price, off the fence to you with an offer.

Good luck!
