If only one of your guys work than the burden of proof is on one person. There are some apartments in Upper East Side( close 100s) which are nicely remodeled and spacious.

In NYC there are more co ops. Condos are generally newer and new construction and amenities generally demand more money.
Buyers prefer condos because the rules are less strict. Investors who want to rent prefer condos since it is easier to rent after purchase. Foreign buyers usually need to purchase in condos because they can not produce the financial documents required by condos and banks.
