I've lived in New Rochelle for 22 years and I'm a former realtor. Currently living near New Rochelle. So here's my advice for getting a good deal and some tips about realtors:

1. I hate to admit it (I'm guilty as charged) but working as a real estate agent in Westchester and New York City for that matter is EXPENSIVE!!! We're independent contractors and we need to spend our own money to run our business and be successful. Therefore, we earn more money assisting buyers and sellers than renters. Guilt trip but yes, us realtors do turn down renters because the money earned is not enough.

2. What you CAN DO - visit in person some large and small local brokerages (a small one like Harborview Realty on Boston Post Rd.) and ask the Office Manager or Broker in Charge to assign one of the new licensed agents to work with you. New licensed agents will work with renters because they need experience and clients. Once they get experience and clients, they move up to buyers and sellers.

3. Visit in person (if possible) Goldfarb Properties on North Ave., New Rochelle. They own rental buildings on Drake Ave., Davenport Ave - both in New Rochelle. I lived at the one on Davenport Ave. The complex has a rental office at 3 Davenport Ave. Go there and ask about rentals. You can also Google their website.

4. There is another complex across the street - 10-20-30-40-50 Davenport Ave. It's called Marina's Edge. That complex has their own beach.

The difference between the two - Goldfarb Properties charge market rates for their rentals meaning expect high rent amounts. The apartments on Davenport Ave. have been renovated and they look beautiful. Goldfarb Properties also spent $$$ renovating the entire outside complex. You've got to see it in person. It's gorgeous. Marina's Edge is the opposite. The complex is clean and really nice, however, the apartments themselves are not as nice. A lot of Section 8 residents live there and this complex is considered a coop.

Elsewhere in New Rochelle - There is another rental complex on Pelham Rd. by Locust Ave. This rental complex allows pets. Go up the steep hill and you will see the buildings.

As far as deals, sorry to give you the bad news, but don't expect to find deals in New Rochelle or other places. You need to learn this is a suburb of New York City and landlords know they can charge higher rents because it's a much better neighborhood than living in the Bronx. Also the school system is excellent and people pay high property taxes for excellent schools. Therefore, rents are higher.

You need to know that real estate agents in Westchester don't work with renters on vouchers because the commission earned is very little and not enough to pay their expenses.
The only places I know of is Marina's Edge on Davenport Ave. (10 - 70 Davenport Ave. on the left hand side). It's a co-op but there are plenty of people on Section 8 living there. I deliver Meals on Wheels to 1 resident there. Another complex is 120 - 150 Pelham Rd. I know there are a few residents on Section 8. You should also try Lincoln Ave., North Ave. by the train station and the complex on Main St. by Monroe College. I deliver Meals on Wheels to residents there too. Why not work with an agent of your own; or check local print media for by owner rentals, always verify ownership before exchanging any money; word of mouth, etc. As to the credit issue, much depends on just how poor the credit is; also much will depend on the landlord/building, each is different; however you can consider being upfront regarding your credit; be prepared to show proof of employment/pay stubs; possibly pre-pay some of the rent; possibly offer extra security; have some reference letters handy; consider a guarantor, etc. ... more
