Terrific! Take the time to come up and visit the area several times. Pick an agent you feel very comfortable with and believe you can commit to for the long run. The relationship you build with your agent can make the difference between having a well oiled rapore when a deal comes together and feeling like you may be losing out on taking the right path.

An agent that knows you can be exttremely insightful and helpful and they can jump in when things get tough and keep communications open between you as a buyer and the sellers.

Good luck with your journey and remember pick an agent that is willing to take the time to have patience with getting to know you, your son and your mother!

How about 0% down with seller's concessions? That is if you qualify for a VA loan.
Next in line with the least amount of down payment would be Homepath mortgage with 3%. You also have USDA loans, FHA loans and I'm sure many many more. You should be speaking with a mortgage broker who has access to many different types of loans and they can pre qualify you before you begin your search.They are the experts who deal with these questions daily and can guide you to making the correct decsion for you.

I never ask a buyer to sign any exclusive agreement. I work with any buyer purely on the basis of trust. If a buyer likes what I do, then he's happy and I'm happy. If we don't get along, or I'm not meeting his needs, then it's just as well we don't work together. Why work together if it's unpleasant or not accomplishing what needs to be done?
It does not make sense to see 4 hourses with 4 different agents. Ideally you need a buyer's agent who will work in your best interest to get you the best deal possible in the least stressful way. Someone who is patient and who is well-seasoned and will have all the answers you might ask.

Talk to your lender and ask why they are charging you to relock your rate. Since they are the ones holding up your mortgage maybe you can negotiate with them. More than likely you are paying them points and on the date you locked in you would have had choices of what your interest rate would be based on what discount points you decided to pay.You should still have those options.

You're seated in the position of power to negotiate so talk to your lender's representative and do the math on a mortgage calculator, which you can find on my website:
