Affordable would be hovering around $100k. Start going into the $120k-$200 territory the closer to the Park or the CBD.
3 serious considerations:
1) Condo fee
2) Money the condo association has in reserves
3) Abilty to resell.

Remember you need 20 to 25% down no matter what others promise.

Sounds like you need a competant Realtor who can run reports for you on facts not fiction. I do this everyday.

Before you buy, there are more considerations than just crime stats though..I would need to know how long you plan on living here, where you are coming from to better understand the perspective of what best suits your needs.

Also need to know if this is a single family home or a duplex you are considering. Broadway depending where can be noisy..does your palce have off street parking?

The greatest crime on Broadway are the shannanigans that occur with all those college students carrying on as they do on a Thursday/Friday or any given night...beer cans here and there, etc...being college kids.

Crime is everywhere..but some areas less than others.
Alot depends on your lifestyle, family, what you are comfortable with, where you work and your budget. You also have to consider not just today when you buy but when are you going to sell. A less desirable neighborhood today may be a hot neighborhood 6 months from now.

A bigger consideration maybe flood insurance, or taxes.
