As an appraisal is only an opinion of value, it would be pretty hard to win. I know there are some bad appraisers out there. I ran into this once before on an FHA loan and here's the worst part...that bad FHA appraisal now stands for a year. You can't just go get another one. In our case, we had to turn away all FHA buyers, while we waited for a VA, Cash or Conventional buyer, in a predominately FHA neighborhood. Really slowed down our sale. It's a broken system. ... more

Hello, My wife and I are moving in, to Las Cruces NM, since we are running our business right here, and we are selling some of our properties in Mexico and 2 of our beachfront lots in Merida Yucatan and Playa Campeche, in order to buy a home here in this beautiful and friendly city, we need an investor to support us in buying the property that we already have seen and are willing to pay a slightly higher interest than any bank without prepayment penalty. we can let guarantees as collateral.

we look for a set period of 30 years, but I would pay in no more than 10 years, (maybe less, as soon as we can sell some of our properties and beachfront lots, so that is the reason why I do not want pre payment penalty)

If you are interested in gaining an acceptable commission also In addition of your interest please call me at (575) -449-06-24 here in Las Cruces NM, until the day March 31, 2015, (when my daughter was born here in Las Cruces NM and then I will have to return to take care of my business in the city of Mexico DF (capital) and Merida Yucat√°n, so after that date please send me an email to show contact info or you can send whatsaap my cell phone in Mexico (01152) (442 ) 1-55-38-89.

My suggestion, in Albuquerque, is to contact a local lender with a strong track record who can answer your question to a high degree of certainty, not just as to credit score, but fully and completely. Here are two names for you:

Jason Pike, (505) 898-2400. First Mortgage Company. I have worked with Jason and he had done a good job.

Ben Lucero, Indigo Mortgage, (505) 836-5700

I would not be too happy with water supplied by Santa Fe City or Santa Fe County. This is particularly true as both rely increasing on water from the Rio Grand. If had to use it, I'd install some sort of filtration system for interior use -- maybe triple osmosis.

Some communities have their own wells and filtration systems. They can be better. Also many homes have their own wells. You can have the well tested -- for both volume and quality -- before you buy. If necessary, you either drill deeper sometimes and again you can always install filtration.

I'm lucky. I filter very fine sand out of my well water with a cheap filter and it tastes great and is perfectly drinkable.
