There are some standard guidelines, but there are also exceptions based on specific circumstances. Rather than air all your other details here, I'd suggest you contact a great local lender and provide them will a fuller picture of your circumstances and get a very specific answer.
One thing I would suggest, get some credit re-established. If you do have to wait, time alone won't re-qualify you. Lenders want you to have 2 or more credit lines in process with a perfect payment history since your BK. Best of luck!

Some developers even have multiple subdivision and new construction locations ... Hartz Construction being one of them. It's getting harder and harder to tell where one town or township ends and the other begins, especially as you head south.

Ida nailed it right on the head. Why get involved in a house that won't appraise for the loan. I will bet you cancel the transaction and the seller will lower their price to the loan appraisal. There are so many houses competing for so few qualified buyers
