The chances of no one bidding on this property are slim to none. There are professional investors that will bid on all properties with low starting bids like this one. It is actually a business for them, and they have full time staff that research each property to determine the max that they would bid on it.

Have you been to a lender to get pre approved for a mortgage to see what you might be able to purchase? Auction properties are not subject to any contingencies, and are sold as is where is. So you need to make sure you can qualify before placing a bid on one or you might end up losing your earnest deposit. You also need to make sure they don't need any major restoration work, because nothing will be fixed on the house and you would be responsible for all repairs. Since you are on a fixed income, that might not be in your best interests.

Currently there are three town homes for sale in Sun City Anthem. As has been described before, we usually call these patio homes. The association is responsible for maintaining anything outside the courtyards.

Las Vegas Metropolitan Police Department has Crime Mapping on its website.

When you arrive at the home page hover your cursor over Protect Yourself. A drop down menu will appear. Highlight Crime Mapping with your cursor and click on it.

You will be able to see what crimes occurred with a date/time stamp. Take precautions to protect yourself and your family in every neighborhood.

What I like about Lake Las Vegas is the fact that you do not have penalty on a vacant lot. For instance unlike other master planned communities. If you own a lot, you can have it as an investment and build on it when you are ready to build. Most of the other high end communities charge you yearly penalty for not building a home on the vacant lot. As for HOA fees, they vary from one community to another. If you are in a South Shore, your fees will be a lot higher than the North Shore, because of the extra amenities, such as guard gate and double gate, close to the lake, etc. ... more

Hi Tom. I also believe that the “lot” you’re referring to is located at 1893 Fairfield Terrace. This was an “odd” lot as all the other lots in this guard gated community were sold and built on some time ago (1990-1997). The most recent sale in this neighborhood was a 4,121 sq. ft. home, built in 1990 with a pool that sold for $400,000; however this was a short sale that went into escrow mid 2012 and finally closed in March 2013. Regarding price, not only did the “sold” home back to a busy street (which would reduce the value) but homes have considerably increased in price since this transaction took place. The last one story home (3,367 sq. ft.) closed in October 2013 for $459,700 (asking $495,500). There is currently a 2,971 sq. ft. one story home in escrow in this subdivision that is due to close at the end of this month. This home is a short sale and the listed price is $310,000; however I won’t know the “sold” price until after it closes. I see you may live in Las Vegas? If not, I assist many clients who live out of state and I would be delighted to assist with your search. In addition, if you come in person, it is an opportunity to see what areas of Las Vegas excite you and which areas are not in your wheel house of preference. Sometimes the best photos can be misleading. If you want to see an area virtually, check out Google Maps, take a look around. You can always defer to the maps to see if local amenities are preferable. As others have mentioned, hobbies, interests, schools, proximity to work, crime rates, community amenities, and budget and other facets play vital role in location choice.
