Another consideration; we cannot predict the weather as great as the mass population believes, and therefore, we can't really say if there will be some terrible drought for the next 10 years, just because we're in a drought today. I believe many recent natural occurences has reminded us of this.

How about building som more efficient sources of energy, like a plant that turns salt water from the ocean to pure H2O.... that'd be everlasting for generations. However, "along with recycled water this is one of the only non-rainfall dependent water sources. "

Police departments, websites of the town you intend to move to, and driving through the neighborhoods you intend to consider, are your best way to get your questions answered.... these days you can find pretty much all information via the internet... As Realtors we cannot suggest or promote areas, as it is against the law.....
But if and when you start working with an area Realtor, that Realtor would be able to guide you to the various websites that will answer all your questions and concerns.

I would try in or near zip code 89120. This is a great neighborhood for that price ragne. 89120 borders henderson, specifically look south of Tropicana, between Sandhill and Eastern. The elementary school here is one of the best, and the highschool has a high graduation rate. This area offers neighborhoods with tri level homes or neighborhoods where the homes are spread out from each other. I recently searched for a home here for another client, so I am very familiar with the area and pricing.

As for crime, I personally rely on the clark county metro wesite figures. They have a great map so you can see every crime in the last 7 days, 30 days or 60 days. Pay close attention to what those crimes are, you will have the option to search for violent crimes, theft or domestic arguments, or all crime in an area

I just moved to Henderson (adjacent to Las Vegas) and I love it! I have a beautiful view of the strip, there is always a nice breeze, people are so friendly and best of all it's a HAPPENING town! Locals get a lot of discounts on shows etc. and although I don't go the the strip often, it's fun to mix it up with the people there who come from all over the world to have fun. The neighborhoods are nice, and very family oriented with neighbors helping neighbors. The options here are amazing. I moved here from So.Cal. and I am so glad I did!!!

I actually use the west side of 395 in radio and media interviews as a light at the end of the tunnel for the biggest little foreclosure city in the world LOL.

This is an area that didn't get overbuilt and bought with 100% financing like the burbs did. Frankly; a once in a lifetime opportunity.

I agree with Alma. You can search for live listings on Realtor.com, and it is highly suggested to find a Realtor to represent you.

Working with a Realtor provides you with an experienced agent who can conduct live searches with automatic notifications, fair market analysis, and hopefully a person who is great with conducting a full transaction including disclosing to you all known facts, conducting walk throughs, and doing the due diligence.

Trying to go straight to the source, and not having an agent representing you can lead to one sided transactions, as the Seller's agent is looking out for the Seller's interests first. I'm not saying deals can't go just great like this, but it definitely gives you an advantage to having a representative; plus, the seller often pays for any agent costs, so don't let the cost of having an agent stop you..
