Hello Joni, as previous Agents mentioned I would recommend checking the Las Vegas Metro PD website to check crime http://69.69.103.31/crimeviewcommunity/. As far as bugs or plumbing problems I would try to speak to current residents of the property for references.

How about an investment package? Title of these properties are held in the name of your LLC or LLP. You decide who the managing directors are. With investment packages, your funds are held in an escrow account of your choosing and released in these sequences as you approve them. You get full accounting of each transaction. http://ifindproperties2.fmgateway.com/investors/investment-packages.html ... more

Unless you have obtained a loan in the past 3 years, you will be in for a major surprise. Loan requirements have stiffened a lot! Many investors have flown all the to Las Vegas only to discover their 800 credit rating is worthless. Even if you have a great credit rating and a large pool of assets, you won’t be able to get a low interest loan unless you meet these specific conditions.: http://lvpropertysearch.com/las-vegas-financing/getting-a-loan-for-las-vegas-properties.html ... more

Are you buying for yourself or as an investment. If investment, the more you understand a particular market, the more qualified you will be to make sound business decisions. Understanding current trends, including any changes in rents, mortgage rates and the unemployment rate, to name a few, enables good real estate investors to plan for the future. Being familiar with specific markets allows investors to predict when trends are going to change, creating potentially beneficial opportunities for the prepared investor. http://lvpropertysearch.com/las-vegas-investment-homes/real-estate-tactics-in-a-las-vegas-market.html ... more

Mark Fleysher answered:
I'm not sure what percentage you are specifically looking for, so here are some live numbers as of right now for Clark County:

__Available__
Short Sales: 1403
Bank Owned: 631
Traditional: 2819

__Contingent/Pending__
Short Sales: 11548
Bank Owned: 2091
Traditional: 1960

__Sold (1 year)__
Short Sales: 11979
Bank Owned: 21644
Traditional: 13287

I believe over the next year the Bank Owned will decrease significantly, and Short Sales and Traditional Sales will increase.

Feel free to call or e-mail me with questions, I can help with any of your residential real estate needs.
